Georgia Home Inspection Licensing Requirements

Quick Fact: In Georgia, home inspection is a fairly unregulated industry. It is one of the few states that does not require home inspectors to be certified. The law calls for a home inspector to provide the following information to clients who will be receiving an inspection..

(Summary from the Georgia official code)

• Overall scope of the inspection such as the structure, roofing, etc. This will include all structure and systems.

• The inspector must state the inspection is a visual one only.

• Proper reporting of any defects. The home inspection company in Georgia who will be completing the report, will need to make recommendations regarding the type of expert needed to further analyze and if needed repair the defects.

The following requirements apply to home inspectors in the city of Columbus. It may also apply to home inspectors who are located outside of Columbus but provide inspections in the city:

• ASHI (American Society of Home Inspectors)
• AIS (American Inspectors Society)
• NAPI (National Association of Property Inspectors)
• HIF (Housing Inspection Foundation)
• SBCCI (Southern Building Code Congress International)
• CABE/ICC (Council of American Building Officials/International Code Council)

2. Home inspection companies must carry $100,000.00 in liability insurance.

3. A letter of recommendation from a financial institution.

4. Two letters of recommendation from a person connected to the construction industry, (ie. builder, architect, engineer). This letter of recommendation must be on their business letterhead paper. 

5. If applicable, workers compensation insurance.
